The Purpose:
The Milford Chase Curb Appeal Program – CAP is intended to inspire residents of the Milford Chase community to take pride in the appearance and upkeep of their yards and the exterior of their properties. This is a community-wide program that is primarily run by the Architectural Control Committee. The Program will run twice a year, once in April and once in September.
Evaluation standards:
The properties will be evaluated by the conditions in the Criteria section below. There are many different types and sizes of properties; this will be taken into consideration by the evaluators when selecting a winner.
Incentives:
First Prize: $100.00 gift certificate to Lowe's Home Improvement Center
Second Prize: $50.00 gift certificate to Lowe's Home Improvement Center
Each winner will have a “Milford Chase Curb Appeal Program” sign in their yard throughout April or September
Digital pictures of your house added to the www.milfordchase.com website
Criteria:
1. The property has no covenant code violations.
2. a. Yard Maintenance:
- Healthy lawn, neatly mowed and edged
- Pruned and trimmed shrubs and trees
- Healthy plants
- Minimum weeds in flowerbeds
- Yard free of debris and clutter
b. Design and Landscaping
- Use of color and/or texture
- Creative, unique, curb appeal
- Overall aesthetic appeal, an inspiration to others in the neighborhood
- Balance appropriate to house and lot size.
3. Two homes will be selected twice a year.
4. Each property will be limited to winning the award only once in any calendar year.
5. Only the front yards as viewed from the street or adjacent sidewalk will be judged. Backyards will not be considered, even if visible from the street.
6. All authentic plants will be considered, no plastic, silk or artificial plants.
7. Current board members and voting members of the Architectural Control Committee are not eligible.
8. Members of the ACC will judge, determine, and select the home prior to the award being given.
9. The CAP sign will be placed in the winning yard and to remain the entire month.
10. Judges decisions are final.
Evaluation Checklist
- Lawn mowed neatly; low spots filled with topsoil; no brown spots in grass?
- Lawn and flowerbeds are free of leaves and grass clippings; area walks swept?
- Sidewalks and driveways edged? (includes around foundations, patios, trees …)
- Very few weeds in lawn and cracks of sidewalks/driveway?
- Mulching flowerbeds/bushes/trees?
- Appearance and condition of flowers?
- Bushes trimmed neatly (no higher than bottom of window sills except for corner or “Specimen” bushes & trees)?
- Front yard clear of clutter, garbage cans, litter, etc. (most visible area from street)?
- Overall appearance ─ is it neat and clean (water hose neatly stored when not in use)?
- Paint is crisp and has sharp edges?
- Garage doors are in good condition and closed?
- Visible rust around chimney?
- Algae on driveway?
- Holiday lights/decorations removed?
- More than 2 cars parked in driveway and none on curb?
- Garbage cans out of view?
- Basket Ball Goal maintained?
- Mail Box been upgraded to the latest standard?
